Zusammenfassung

The building industry present multiple singular aspects, as the number of agents involved, or the particularities of its production process, which generates a great deal of difficulties in meeting the expected quality standards. Once you acquire a property, it is assumed that it has passed all necessary quality controls and, therefore, it should not have any flaws. Unfortunately, reality confirms that the appearance of later construction defects is more usual than it should, which generates numerous complaints and claims by customers. This study analyzes different factors in quality control planning for residential construction in Spain. Initially, there was a research on the classification, origin and type of defects which usually occur in buildings. Later, different models of quality control provided by the Spanish Official Professional Association of Architects were analyzed, along with a sample of quality control planning taken from construction projects approved in different parts of the country.
